Summary of Protective Covenants
1. The minimum amount of living space of dwellings constructed in DAVIS RANCH shall be 2000 square feet, excepting those lots in Blocks 1 and 2 of DAVIS RANCH No. 2, which shall have the lesser minimum of 1800 square feet.
2. A garage providing space for a minimum of two (2) automobiles shall be provided, and shall be enclosed and attached. Carports, other than porteco-cheres, are not allowed.
3. All garages shall have a surfaced drive of asphalt or concrete of not less than sixteen feet (16’) in width.
4. All lot owners must install sidewalks of at lease forty-eight inches (48”) in width the entire width of the lot. Corner lots will require sidewalks on both sides of the lot facing a street.
5. The first story walls of the dwelling erected on any lot shall be 100% brick, stone, stucco, or other such surface approved in advance in writing by the Architectural Review Committee. No concrete walls shall be left exposed.
6. Installation of dwellings with basements shall be at sole risk of the lot owner.
7. Mill finish aluminum windows are prohibited.
8. No dwelling shall have a roof pitch of less than 8/12 over seventy-five percent (75% ) of the horizontal area covered by roof and no roof shall have a pitch of less than 4/12, unless otherwise approved in advance by the Architectural Review Committee.
9. Composition roofing materials with at least a twenty-five year (25 yr.) rating shall be used (i.e. Tamko Heritage II or equivalent), shall be of a “weathered-wood” color.
10. Metal rooftop protrusions are prohibited on the front side of the residence. All exposed roof flashing, such as vent pips and chimney covers, shall be painted.
11. Outbuildings and accessory structures are allowed, subject to the same review and approval of the Architectural Review Committee as the main dwelling, and shall be consistent with the basic architectural style of the main dwelling with 100% brick, stone or stucco veneer.
12. The front elevations of all dwelling shall be professionally landscaped upon completion of the main dwelling. All front, side and back yards must be sodded upon completion of the main dwelling. In addition, each lot must have at least two (2) trees of at least two inch (2”) caliper planted upon completion of the main dwelling.
13. Fences shall be of wood, brick, stone, stucco, ornamental iron or some combination thereof. Uncoated chain link and barbed wire is prohibited. No fence m y exceed six feet (6’) in height.
14. There will be a mandatory Homeowner’s Association for DAVIS RANCH.
15. No building, fence, wall, accessory structure of freestanding mailbox shall be erected on any lot in the subdivision until the plans and specifications have been approved in writing by the Architectural Review Committee.
